Our New Normal! What’s next? That’s up to you

2020 is a game-changer in many ways. In one year, we are dealing with economic changes, a pandemic, and social unrest at the same time. There is nothing that can fully express how overwhelming that is on a human and a society. This is a trifecta of confusion, fear, and loss. We cannot explain it, spin it or ignore what is going on. So what do we do? We own it. 

We own the fact that our lives are never going to be the same. We own the fact that what we relied on will change. We own that how we view things like real estate, health, money, and jobs will be forever changed. That the new normal is inevitable. We have to understand that and own it. However, the next question is what do we do next? How do we as humans, as families, and as a society, move on? The answer is up to you.

It is up to you on those next steps. It’s up to you on how you prioritize in your new normal. Are you going to focus more on your mental and physical health? I hope you do. Are you going to focus on building other streams of revenue to have some options when you’re out of a job or changes happen? Because you have seen the differences in both and you rather have multiple options than rely on one. Will you study more and actually take the time to gain some knowledge because you want to have the comfort of being able to see multiple points of view. This is up to you.

But think about these three things first:

Standards: What standards are you going to enforce in this new normal? What do you want in your (Professional and Personal) bubble? And how are you going to make that happen? Represent your standards. 

Peace & Strength : What are you doing to help yourself mentally and physically? Nothing matters if you are not ok. Remember this is a heavy year, no one is coming out of this unscathed. We all have wounds that need healing. 

Priorities and Knowledge: What is important for you to learn more about? What are your priorities in your new normal? What steps are you taking to ensure you are achieving those goals? 

Take this time to view your role in this world differently. You matter more than ever. Your voice matters. Your money matters. So let’s go show them what you bring to the new normal table.

Passion: Real Estate and The Genesis Home

The best advice I ever received turned out to be what helped in my choice to acquire my Real Estate License and become an Agent. Also, start The Genesis Home. 

Talking to friends and family about career goals. During the conversation, a cousin of mine said to pick a passion. That was interesting to me. So I asked her to explain. That is what she said.

“Rita, pick a passion. Something you can see yourself believing in for years to come. Let that passion lead you to your career and the goals you want to achieve.”

I took that to heart. So one day I was frustrated by how many people with such amazing potential and commitment to family and friends. Listening and watching stories about how they turned their lives around. However, they kept hitting a wall. They wanted to start their own businesses or buy a small home for their families to have stability. The common thread was something that can be a base for their lives and their families.

So I did some research. I spoke to family and friends and decided on real estate. Real Estate was the door I needed to achieve the goals I needed to help my community in a way that brought multiple industries together. So between working with family and friends, an internship, and classes I got my license. 

The minute I got my license I knew that it was not going to be easy, but I knew it wasn’t about me. So I took that time to observe, listen, and study. After a while, I found my big focus on why I got into real estate. I am going to help startups, first time home buyers and investors, and people who want find their own path in real estate and business 

I knew to achieve that I needed help. So I started to build up a network of amazingly talented people who can serve three roles, role model, advisor, and provide services needed to assist people on their journey. 

So with that passion and commitment to help not just my community but to connect those with that knowledge and experience. We can help the people who worked and build a life for themselves to achieve this big goal of buying a home or starting a business. Thus the creation of The Genesis Home.

The Genesis Home is a network of businesses and specialist that have one united goal in mind. Creativity and Real Estate: They do go together!

As a Real Estate Agent, I cannot tell you how many opportunities and options are out there to build up your Real Estate Portfolio, or create your own Dream home. Everything from Land-Lease ownership to Container Homes and everything in between. Let’s explore some Creative Real Estate.

Land-Lease Options:

Land-Lease is the purchase of the land to rent portions for residential or commercial use. Land-Lease Options are the hidden gems in property ownership.

The great thing as the owner of the land, you can own the land the buildings or structures are on and rent it out which is a revenue stream for you. As someone who agrees to a land lease deal, the tenant will have the best of both worlds. Depending on the agreement, you can build and own the structure and the land that’s on will fall under maintenance between you and the owner of the land. 

The downside is that the tenant does not own the land that the structure is on. If you are the landowner, you are considered the landlord or manager of the property so you are responsible for maintaining the standards of the land and its inhabitants. 

Property Conversion: 

Have you seen an old firehouse converted into a home? A Gas Station turned into a restaurant (Shoutout to Diners Drive-Ins and Dives). Those are examples of Property Conversions. Taking an established structure and turning into something different from its original use.

What makes this awesome? The level of creativity and talent it takes to take established properties and give them a fresh start. With the right budget and properly zoned, it is possible to give these old structures a new look. 

The downside is Zoning, make sure you do your research and check if that property is Zoned or Allowed for commercial or residential purposes. Never purchase something till you get the full story. Your money matters.

Container Homes:

Anyone who watches HGTV or Real Estate shows has heard of Container Homes. What makes these creative structures amazing? Affordability, accessibility, and creativity.

Container Homes are on average more affordable to build and maintain than traditional homes. The purchase and process of the containers and the land or base to place it has improved greatly over the past 10 years. They are built in warehouses and transported to its home with the land you purchased or rented. 

The design, built and installation is done with simplicity and beyond expectations. Using established supplies (i.e containers) and controlling installation plays a role in reducing our carbon footprint and also speeds up the process of celebrating a new home or commercial property.

The big draw for container Homes is its creativity. You can design one of a kind structures based on your ideas and make it yours.

Container Homes are great for those who are getting into real estate development and want something simple but unique. It’s also great for those who are established designers and want to branch out into more affordable and environmentally friendly structures.

The downside of Container Homes Zoning/Permits and The containers themselves. Make sure you budget for permits and transportation of the containers. Also, make sure when you design think about the number of containers you need to build that structure(s). Consult with a Specialist in Container Homes or creative real estate before embarking on a new project or venture. 

No matter what you pick or the combination of the two, the only limitation is your imagination. We went from building simple homes with just an ax and some ingenuity, we now can build and design our homes and offices with just a few clicks of a mouse or in a warehouse.

If you are a Seller, reach out to your agent and work on plans on best ways to help you, your property, and the next phase of your real estate journey. If you are a Buyer, talk to an agent on what are the options on your search. If you are relocating, talk to an agent on how to best addressed where you are now, and where you are going or moving.
  3. Listen to the Medical experts: Nothing against Web MD or Google, they are not medical professionals. They are for general information purposes, not for actual diagnosis. Visit https://www.cdc.gov/ and your local Officials on what is going on and how to proceed.
  4. Take a breath, and be positive. Being Positive is what going to help you weather this storm. Listen to music, read a good book, binge watch Netflix anything that keeps you relaxed.
  5. Panic Buying is not smart buying: Do not engage in buying out of fear or desperation. Buy out of necessity (water, can goods, dry food) things that are needed in your home and to keep you going.

Tidy your space Make sure your yard looks well-groomed and the interior of your home is clean clutter-free. It is well worth the investment to have the home professionally cleaned and have your yard serviced.

Negotiating Tactics That Kill Sales

Negotiation is a subtle art in real estate, but skilled negotiators can usually find some common ground that satisfies all parties. On the other hand, using the wrong negotiation tactics can sink a deal pretty quickly. Here are some negotiation tactics buyers (and real estate professionals) should avoid:

  1. Lowball offers: Going far below market value when you make an offer damages your credibility as a buyer and can be insulting to the seller. The seller has a range in mind that they’ll accept, and if you’re not even approaching the low end of that range, they won’t even consider the offer.
  2. Incremental negotiations: Don’t continue to go back to the seller with small increases in your offer ($1,000 or less). The constant back-and-forth can grow tiresome and lead the seller to consider other opportunities.
  3. “Take it or leave it”: Try not to draw a line in the sand with your initial offer. The seller can get defensive and consider other offers if you immediately show that you’re unwilling to budge. Even if it’s true, don’t make a show of it.
  4. Nitpicking after inspection: Obviously if inspection reveals a major issue, it should be factored into the final sale price. But insisting on a lower price for every minor repair can put negotiations in a stalemate.
  5. Asking for more, more, more: Some buyers will request that the sellers throw in add-ons like furniture or appliances that weren’t included in the listing. Try to avoid giving the seller a reason to build up resentment and think that you’re being greedy.
