Passion: Real Estate and The Genesis Home

The best advice I ever received turned out to be what helped in my choice to acquire my Real Estate License and become an Agent. Also, start The Genesis Home. 

Talking to friends and family about career goals. During the conversation, a cousin of mine said to pick a passion. That was interesting to me. So I asked her to explain. That is what she said.

“Rita, pick a passion. Something you can see yourself believing in for years to come. Let that passion lead you to your career and the goals you want to achieve.”

I took that to heart. So one day I was frustrated by how many people with such amazing potential and commitment to family and friends. Listening and watching stories about how they turned their lives around. However, they kept hitting a wall. They wanted to start their own businesses or buy a small home for their families to have stability. The common thread was something that can be a base for their lives and their families.

So I did some research. I spoke to family and friends and decided on real estate. Real Estate was the door I needed to achieve the goals I needed to help my community in a way that brought multiple industries together. So between working with family and friends, an internship, and classes I got my license. 

The minute I got my license I knew that it was not going to be easy, but I knew it wasn’t about me. So I took that time to observe, listen, and study. After a while, I found my big focus on why I got into real estate. I am going to help startups, first time home buyers and investors, and people who want find their own path in real estate and business 

I knew to achieve that I needed help. So I started to build up a network of amazingly talented people who can serve three roles, role model, advisor, and provide services needed to assist people on their journey. 

So with that passion and commitment to help not just my community but to connect those with that knowledge and experience. We can help the people who worked and build a life for themselves to achieve this big goal of buying a home or starting a business. Thus the creation of The Genesis Home.

Creativity and Real Estate: They do go together!

As a Real Estate Agent, I cannot tell you how many opportunities and options are out there to build up your Real Estate Portfolio, or create your own Dream home. Everything from Land-Lease ownership to Container Homes and everything in between. Let’s explore some Creative Real Estate.

Land-Lease Options:

Land-Lease is the purchase of the land to rent portions for residential or commercial use. Land-Lease Options are the hidden gems in property ownership.

The great thing as the owner of the land, you can own the land the buildings or structures are on and rent it out which is a revenue stream for you. As someone who agrees to a land lease deal, the tenant will have the best of both worlds. Depending on the agreement, you can build and own the structure and the land that’s on will fall under maintenance between you and the owner of the land. 

The downside is that the tenant does not own the land that the structure is on. If you are the landowner, you are considered the landlord or manager of the property so you are responsible for maintaining the standards of the land and its inhabitants. 

Property Conversion: 

Have you seen an old firehouse converted into a home? A Gas Station turned into a restaurant (Shoutout to Diners Drive-Ins and Dives). Those are examples of Property Conversions. Taking an established structure and turning into something different from its original use.

What makes this awesome? The level of creativity and talent it takes to take established properties and give them a fresh start. With the right budget and properly zoned, it is possible to give these old structures a new look. 

The downside is Zoning, make sure you do your research and check if that property is Zoned or Allowed for commercial or residential purposes. Never purchase something till you get the full story. Your money matters.

Container Homes:

Anyone who watches HGTV or Real Estate shows has heard of Container Homes. What makes these creative structures amazing? Affordability, accessibility, and creativity.

Container Homes are on average more affordable to build and maintain than traditional homes. The purchase and process of the containers and the land or base to place it has improved greatly over the past 10 years. They are built in warehouses and transported to its home with the land you purchased or rented. 

The design, built and installation is done with simplicity and beyond expectations. Using established supplies (i.e containers) and controlling installation plays a role in reducing our carbon footprint and also speeds up the process of celebrating a new home or commercial property.

The big draw for container Homes is its creativity. You can design one of a kind structures based on your ideas and make it yours.

Container Homes are great for those who are getting into real estate development and want something simple but unique. It’s also great for those who are established designers and want to branch out into more affordable and environmentally friendly structures.

The downside of Container Homes Zoning/Permits and The containers themselves. Make sure you budget for permits and transportation of the containers. Also, make sure when you design think about the number of containers you need to build that structure(s). Consult with a Specialist in Container Homes or creative real estate before embarking on a new project or venture. 

No matter what you pick or the combination of the two, the only limitation is your imagination. We went from building simple homes with just an ax and some ingenuity, we now can build and design our homes and offices with just a few clicks of a mouse or in a warehouse.

Shop Local, Shop Organic!

Organic food usually tastes better, and is better for you, but it can also be very expensive compared to non-organic products. Organic food can cost nearly 50 percent more, thanks to the extra labor required to produce it and consumers’ demand exceeding supply.

So how do you get tasty organic food without spending a ton of extra money? Follow these tips to get more bang for your buck.

Shop at farmers’ markets: You can get fresh organic produce for far less at a farmers’ market than you’d pay at the grocery store. It’ll taste just as good, and you’re getting your food straight from the source.

Choose seasonal produce: Out-of-season produce usually has to be imported, and that can really drive up the price. Focus your meals on in-season fruits and vegetables so that you don’t end up paying $6.00 for a pound of organic asparagus.



Shop more frequently, and plan your meals around bulk sales: The trick here is to only buy what’s needed for your meals, and to only plan for a week of meals at most. That way you’re less likely to throw food away, because you can use leftover produce for more meals before it goes bad.

Grow your own: A home vegetable garden will provide some extremely cheap organic produce, and gardening can also be a fun and rewarding hobby.
